First Year At TPM

It’s certainly been quite a year for a start up business but the company are thrilled with the way that the business has panned out and the way that the vision has been realised. We have certainly been busy in our First Year at TPM.

The concept for Transparent Property Management was originally created by Lewis Cassar and Sarah Walker in spring 2019. Having worked with both freeholders and leaseholders in both of their specific sectors – Sarah as a chartered accountant and Lewis in property management, their meeting created a unique offering with a coming together of minds on the way the industry should operate for everyone involved, from developers, freeholders,and RTM companies to leaseholders and tenants.

Our clients appreciate our transparent property management style and as a result, all have seen the benefits; from engaging leaseholders in the meaning of service charges and their impact, to the market value of their asset. We have proved this in our First Year at TPM.

The Company has taken many steps along the way to provide an excellent service to all clients and delivered on this promise with resounding success.

We are extremely proud of our website, and in particular the glossary section which has received great feedback for being concise and informative. As we move into our second year of trading, the development of our online offering will continue and we are always grateful to receive feedback on additions that can be made.

Accreditation systems and efficient processes have been key for the company to prove their expertise to both national freeholders and Directors of RTM companies and this has been well received.

The company is pleased to promote that all property managers have achieved the MIRPM qualification and all client facing staff accredited by RICS individually as well as the Company itself. This all within the First Year at TPM.

The business practises of a chartered accountant and The ICAEW are evident across the company and the back office function given equal weight to the success of the business as that of the property managers – meaning that real time information is always available for clients.

In November 2019, TPM moved to an office in Claydons Lane, Rayleigh, Essex which means that the company is perfectly located for work in Essex, London and the M25 surrounding area, with easy access to the A127 and A13. The parking and access mean that clients are able to visit us as required without hitting the traffic of Southend on Sea or the associated parking issues of doing so.

TPM has implemented an online ARMA accredited system that has the functionality to provide leaseholders with online access to their service charge account. By providing information online, a leaseholder can see the budget for the year, their apportionment and the status of their account which encourages payments to be made. This service is available 24-7 to cope with all time limitations.

TPM also create reports to send to Directors of RTM and freehold companies to enable them to see a financial snap-shot of their block and monitor supplier payments so they are 100% confident in the management of their block whilst they are legally responsible. This is an automatic offering and provided without being asked for.

The proudest part for us is that we deliver this complete service whilst maintaining reasonable management fees and competitive service charge budgets.

We cannot forget the staff in the delivery of this service. TPM expect high standards and employees thrive on this open and inclusive approach. We have been able to recruit excellent people with the same mentality for the industry and their clients – this will always be a priority to us both for career development and delivery of our products and services.

Covid -19 has affected the whole world and so of course property management. However ‘lockdown’ has not deterred the company and has had little effect on the business and it’s delivery of services. Whilst non-essential works could not be carried out for a number of weeks, socially distanced precautions meant that basic services such as cleaning and gardening work, thanks to proper planning and management, continued.

So what does the next year hold? More of the same of course, but commitment to the best service at the right price. Refreshingly clear property management is proving popular and TPM want to share our vision with you all!
